Newport Beach has two completely different shopping experiences that most visitors treat as equivalent. They're not. Fashion Island is an excellent open-air mall. Balboa Island's Marine Avenue is something else—independent galleries, actual local businesses, and a street layout that makes window shopping feel like a walk through a good neighborhood rather than a retail corridor.

Getting to Balboa Island

Two options: the Balboa Island Ferry from the Balboa Peninsula (a five-minute crossing for pedestrians) or by car via Jamboree Road at Pacific Coast Highway. The ferry is the better approach—it removes the parking problem and gives you the water-arrival experience that frames Balboa Island correctly. Walk off the ferry and you're on Agate Avenue, two blocks from Marine Avenue.

Marine Avenue: The Main Street

Marine Avenue is about three blocks of independent retail: galleries showing local and regional artists, gift shops selling things you haven't seen in every souvenir store from San Diego to San Francisco, clothing boutiques with actual curation, and cafes that have been operating long enough to have regulars. The street signs on Balboa Island are named after gemstones—Agate, Topaz, Diamond, Sapphire—and the whole layout has a quiet idiosyncrasy that distinguishes it from anything on the mainland. The Balboa Bar is worth noting: a vanilla ice cream bar dipped in chocolate that has been the street's signature food item for decades. It tastes like it looks and is the appropriate thing to be eating while walking a harbor island in California. Pack a reusable tote bag for anything you buy. The shops on Marine Avenue skew toward things with actual bulk—ceramics, art prints, bottles of local olive oil—rather than flat souvenirs.

Fashion Island: The Right Tool for Different Jobs

Fashion Island's 200-plus stores and multiple anchor departments cover the full range of mainstream retail with a more upscale slant. If you need specific brands, if you're shopping for beach clothing that requires trying on, or if you're with someone who needs a mall with department stores, Fashion Island is clearly better than Marine Avenue. The tradeoff is atmosphere: Fashion Island is a shopping center that happens to be in Newport Beach. Balboa Island is a Newport Beach neighborhood that happens to have great shopping.

The Harbor Perimeter Walk

Beyond Marine Avenue, Balboa Island has a waterfront walk around its perimeter—about a mile—that passes the harbor-facing facades of homes with private docks and small boats tied up at garden gates. The combination of this walk and Marine Avenue covers the whole island in two to three hours at a comfortable pace.

What I'd Skip

The main-street souvenir vendors closest to the ferry landing have the highest prices and the most generic inventory on the island. Walk two blocks to Marine Avenue proper before spending money.

Bottom Line
